Mortgage Rates to Stay Above 7% Through 2027

Fannie Mae economists now predict mortgage rates will stay above 7% through the end of 2027, abandoning earlier forecasts that showed borrowing costs falling back to the mid-6% range by next year.

The government-sponsored enterprise now expects the 30-year fixed mortgage rate to hit 7.4% in the fourth quarter of this year and remain at 7.5% throughout 2027. That’s a sharp revision from its previous forecast of 6.8% for Q4 2026 and 6.7% for 2027.

The 30-year fixed rate stood at 7.46% Tuesday and is likely climbing higher today after bond markets reacted to inflation data that came in hotter than expected.

Why Rates Keep Climbing Since September

Mortgage rates have surged since early September as inflation refuses to cool and bond markets sell off. Multiple factors are driving the selloff, but rising oil prices and growing concerns about the global economy have pushed the 10-year Treasury yield sharply higher. Mortgage rates loosely track that benchmark.

The Federal Reserve raised its benchmark rate for the first time in more than three years, signaling concern about persistent inflation. While mortgage rates don’t follow the Fed’s rate directly, they respond to the central bank’s outlook on where inflation is headed.

What Higher Rates Mean for Homebuyers

The revised forecast deals another blow to Americans trying to buy homes or refinance. A buyer taking out a $400,000 mortgage at 7.5% will pay roughly $2,800 per month in principal and interest—about $280 more monthly than the same loan at 6.7%.

Over 30 years, that difference adds up to more than $100,000 in additional interest payments. For young families already stretched by higher grocery and energy costs, that gap can make homeownership impossible.

Higher rates have already frozen much of the housing market. Existing homeowners with rates below 4% are refusing to sell and give up those loans, while potential buyers are sitting on the sidelines waiting for relief that Fannie Mae’s economists now say won’t arrive for at least another year.
